General Description

Badger’s Rest is a privately owned three bedroom luxury lodge providing accommodation for up to six people. The lodge is situated on Limefitt Park in the heart of the beautiful Troutbeck valley, close to Lake Windermere.

Constructed by Reiver of Carlisle in 2007, the lodge is built and furnished to an extremely high standard. Centrally heated and double glazed throughout with an extensive timber sun deck. The lodge is equipped with all modern conveniences and suitable for all year round use.

Awarded 5 stars by The English Tourism Council and a winner of The David Bellamy Gold Conservation Award, Limefitt Park is surrounded by beautiful unspoilt scenery and an abundance of wildlife.

On site facilities include a traditional Lakeland pub serving a good selection of meals and fine ales, a small shop for all your basic requirements and an adventure playground and large playing field for your children’s enjoyment.

With direct access to the Lakeland Fells and only a short distance from Windermere and the villages of Bowness and Ambleside this truly is a perfect destination to sample the essence of the wonderful English Lake District.

Accommodation

The private owners of the lodge would appreciate it if you adhere strictly to their non-smoking policy.

Entrance to the lodge is via the decked balcony into the hall which leads to open plan living accommodation, comprising:

Lounge Area

• Open plan lounge with comfortable seating. 2 twin sofas, 1 armchair and a large foot stool.
• Feature fireplace with electric flame effect fire.
• Coffee table.
• Floor to ceiling windows providing fantastic views up the Troutbeck valley.
• French doors providing access to the decked balcony.
• 32” wall mounted LCD TV with Sky Freesat channels.
• DVD player.
• DAB digital radio and CD player.

Dining Area

• Open plan dining area with large table and 6 leather chairs.
• French doors providing access to the decked balcony

Kitchen

• Fully equipped fitted kitchen with plenty of storage space.
• Gas oven and hob.
• Fridge and freezer
• Dishwasher, microwave oven, toaster, kettle, coffee maker.
• A washer / dryer can be found in the utility cupboard in the hall.
• Two large sky lights ensure that the lodge is always full of natural light.

Double Bedroom

• Full size double bed.
• Fitted wardrobes, cupboards and drawers.
• Dressing table, stool and large mirror.
• Views from the window
• En-suite shower room.

• Two full size single beds.

Decked Balcony

• Fantastic unspoilt views.

• Car parking for two cars.
• Small garden area.
• Direct access to the playing field.

Other Information

• Gas and electricity are included.
• An iron and ironing board can be found in the utility cupboard.
• Duvets, pillows, bath towels, bed linen and tea towels are all included
• A travel cot and high chair are available.
• Fire extinguisher and fire blanket
• Membership of the leisure club at White Cross Bay can be arranged for the duration of your stay. A family pass for one week costs around £50.
• A selection of games, DVDs and books are provided. DVDs can also be rented from the site shop.
• Smoking is not permitted anywhere in the lodge or on the decked balcony.
• Sorry, pets are not allowed

Rental Notes:

• Weekly changeover is on Friday
• The total price includes gas, electricity, bed linen, towels, tea towels and cleaning.
• A deposit of £100 will secure your booking. The balance is due four weeks before arrival.
• Check in time is from 3.00 pm on the day of arrival.
• The lodge must be vacated by 10.00 am on the day of departure.
• Short breaks are not usually available during the peak holiday periods. however enquiries may be considered at short notice
• Sorry, we do not allow smoking in the lodge or on the decked balcony.
• Sorry, we do not allow pets in the lodge.
• Regrettably, we do not accept bookings from single sex groups. Exceptions may be made to this rule at the owner’s discretion
